• Modest Family Comfort Rental Requirements

    The following is the Tenant Selection Criteria of Hohman Ventures, LLC (Landlord) also doing business as Modest Family Comfort. It may be revised, modified, or updated from time to time by Landlord at Landlord's sole discretion.

     

    Application and Notification

    An application must be completed for each occupant 18 years of age or older, and any occupants under the age of 18 and deemed an adult under applicable law.

     

    A non-refundable application fee must be paid by each Applicant before an application will be processed.

     

    All Applicants are required to present a valid government-issued identification. Except as otherwise prohibited by applicable law, non-U.S. citizen Applicants may be required to present additional documentation evidencing Applicant's right to live in the United States through the end of the lease term.

     

    An application does not constitute a lease agreement or offer to lease. No lease shall exist unless and until Landlord and Applicant execute a lease agreement and Applicant pays all required funds.

     

    Falsification of any information on an application may result in Applicant's automatic denial. If an Applicant is denied for falsifying paperwork, Landlord may retain all deposits and fees paid.

     

    The first Applicant to complete and submit the Application and all Application fees, pass the verification process, and pay all required deposits will be accepted.

     

    Notifications of acceptance or denial will be made by email to the email address provided on your application. Denials will include information regarding the credit and background check provider.

    Home details on Landlord's website are offered for illustrative purposes only. Actual home details may vary. Applicant should verify all information and property condition before lease execution.

     

    Equal Housing:

    It is our expressed policy that we do not discriminate against anyone because of race, color, religion, sex, handicap, familial status, or national origin.

     

    We do not lease to....Applicants that falsify information on their rental application.

     

    Employment & Income:

    Prospective tenant must have:

    A minimum of two years stable, verifiable employment of each applicant is required. (Prefer that individual is in his/her current position for 2 years, but might accept a lesser duration based on other work history.)*

     

    Total gross combined monthly income of all applicants must be 3 times monthly rent. *

     

    Rental History:

    Present and previous residence will be verified for all applicants and proposed occupants and require prompt payment history, sufficient notice given, and a record free of outstanding balances. Residencefor the past 3 years for all applicants must be recorded on the application. * All applications with a balance due or two or more disturbance calls will be declined. All evictions will be declined. Applicants that have a history of breaking leases*, being bad tenants or been destructive to property will be declined.

     

    A minimum of two years of verifiable rental history.

     

    Criminal History:

    We do not accept applicants that have a criminal record. This includes but is not limited to a conviction of or deferred adjudication for:

     

    - Felonies

    - Crimes against people or property.

    - Crimes involving the manufacture, sale, or distribution of controlled substances.

    - Crimes involving solicitation of prostitution or prostitution.

    - Child molestation

     

    However, it is the sole discretion of the property owner to qualify or disqualify an applicant that has a minor offense on his/her record.

     

    Credit History:

    A complete investigation of credit history of each applicant will be made and will require a satisfactory rating. A Social Security number is required to apply.

    Cannot have any bankruptcies or foreclosures. *

    Cannot have any recent repossessions. *

    Must have more positive credit than negative credit.

     

    Minimum score of 600.

     

    Pets:

    Pets may be accepted or declined at the owners' discretion. A $500 non-refundable pet fee

    is required per pet (maximum of two) and to be paid in full prior to move-in. Additional pet fee of $25 per pet will be added to monthly rental amount. Pets will be subject to visual inspection. Domestic animals only.

     

    *Exceptions:

    At the property owner's sole discretion, the requirements followed by (*) may be waived, if the prospective tenant pays a higher security deposit. The amount will depend on the individual situation.

    Number of tenants must be appropriate to number of bedrooms. Adding tenants not listed on the rental agreement will be cause for eviction.

     

    Renter is responsible for water, gas, electric and yard. Deposit due at time of lease signing.
